Move-in cleaning in Kenya: Risks and Launch Plan
Set the conditions for a safe commercial test
- Existing damage blamed on cleaner
- unexpected building work
Painters return after the clean and leave dust on finished surfaces, while nobody can identify whether the cleaner or contractor must arrange rework.
A risk list is useful only when it changes a decision. For each risk, write the observable warning, who checks it and the response before the next commitment. Do not treat a reserve of money as permission to continue unsafe or unauthorized work.
Use a small, measurable pilot
Trial a vacant unit and separate cleaning from repair or pest-treatment needs.
The pilot scope is: Coordinate cleaning after trades finish and before furniture arrives, assigning one contact to resolve access, running water and electricity availability at the vacant unit.
| Gate | Evidence before continuing |
|---|---|
| Scope agreed | Coordinate cleaning after trades finish and before furniture arrives, assigning one contact to resolve access, running water and electricity availability at the vacant unit. |
| Output acceptable | Use a dated empty-room checklist to check shelves, sanitary fittings and reachable ledges, recording construction defects separately before the incoming occupant accepts handover. |
| Costs recorded | Include key collection, empty-property inspection and return visits caused by continuing repairs, because vacant units often involve more travel than their cleaning scope suggests. |
| Buyer response recorded | Record trade completion status, utility interruptions, key movements and handover objections, using the sequence to agree a clearer readiness condition with the next landlord. |
Stage the launch around prerequisites
First confirm the buyer specification and activity requirements. Then compare suppliers, establish suitable facilities and prepare the operating record. Run the bounded trial when those prerequisites are in place. Review actual costs, quality failures and cash collected before increasing the commitment.
This sequence is not a promise that the complete business cycle fits into 30 days. Growing periods, qualifications, approvals, seasonal access and customer buying cycles can require longer. Revise the schedule when a prerequisite changes rather than skipping it to meet a launch date.
Choose continue, revise, pause or stop
Continue only when the scoped result is accepted and direct costs and payment timing are workable. Revise one part of the offer if the problem is identifiable and affordable to test again. Pause when required information, permission, skills or resources are missing. Stop the affected work when safety, consent or lawful authority is uncertain.
Keep a maximum test loss and unpaid-balance limit suited to your actual funds. A successful single delivery is useful evidence, but it does not establish year-round demand or justify committing every available resource.
Tie launch milestones to observable checks
| Risk signal | Evidence to inspect | Response to test |
|---|---|---|
| Cupboard still smells musty | Inspect the recorded damp patches and whether shelves have dried; smell alone does not identify the cause. | Report possible moisture or material damage for competent assessment; do not mask it with fragrance. |
| Grit reappears on cleaned floor | Check window tracks, open doors and whether trades are still working above the completed surfaces. | Stop uncontrolled recontamination, finish remaining dry removal and agree a return only after trades finish. |
| Agent disputes missing keys | Compare signed intake and return counts and key identifiers. | Resolve custody from the log before closing the job; never describe an unreturned key as a cleaning exclusion. |
Outstanding go / hold conditions
- This proposed pilot has not been field tested or independently reviewed by a practising operator.
- Obtain actual local labour, product, equipment and travel quotes; confirm tax and delivery separately.
- Inspect the actual materials and manufacturer instructions before committing to the method and turnaround.
Assign an owner, evidence reference and review date to each unresolved condition. Do not give every milestone a fixed calendar date when it depends on a crop, production, approval or competence cycle. Run only a suitable limited trial, reconcile accepted output and actual cash, and record whether the evidence supports holding, revising, proceeding within the limit or stopping.
