Real estate listing copy in Kenya: Customers and Market Demand

The buyer and the buying decision

Property managers and authorized property sellers. The offer to test is: Write factual property listing copy from owner-approved details.

Write listings from verified property particulars and authorized access information, separating observable features from owner claims and identifying details the agent must confirm before publication begins.

Separate interest from an accepted order

Rewrite one listing and flag every unverified statement.

The purpose of this test is to establish whether the buyer accepts the specified result, delivery arrangement and payment terms. An encouraging interview does not establish repeat demand. Ask what the buyer currently uses, what would make them change supplier and who has authority to approve the first order. Record a refusal as carefully as an enquiry so that unsuccessful offers do not disappear from the evidence.

Collect evidence specific to this offer

Retain approved property facts, unanswered questions, draft changes, agent sign-off, publication locations, availability updates, and enquiries revealing where the wording caused a specific misunderstanding for viewers.

Question to resolveEvidence to retain
What exactly will the buyer accept?Ask the commissioning agent to mark each factual statement against their property record, checking room descriptions, fees, availability, location wording, and any omitted limitations before approval.
What is included in the first trial?Write listings from verified property particulars and authorized access information, separating observable features from owner claims and identifying details the agent must confirm before publication begins.
How will a prospect see the offer?Offer property firms a factual listing audit rather than a rental guarantee.
What must happen before repeating the trial?Location, features and terms match supplied evidence; no invented amenities.

Decide whether to continue

Review the specification with the buyer before committing to tools or stock. A trial is commercially useful only if actual costs, rejected work, time spent and cash collected can be reconciled. Polished copy becomes a liability when it implies guaranteed availability, invents amenities, or hides material viewing constraints that immediately disappoint prospective tenants or buyers on arrival.

If a buyer changes the required output, record a new scope and re-cost the test. Do not count a request for a different product as proof of demand for the original one. Keep personal contact details in your private records and use customer statements publicly only with permission.

Turn the example into a buyer test

Fictional property-copy order RE-24 covers three rental apartments, each receiving a 120–180-word listing, a short social caption and a fact-check sheet. Sample wording: 'Two-bedroom apartment at [verified location], on floor [confirmed number]. Viewing by appointment through [authorised agent]. Rent, deposit, service charge and parking terms are listed separately below.' The writer does not inspect structural safety, verify title, collect deposits or claim the property is available without agent confirmation. The job requires written authority from the property representative and supplied evidence for floor area, amenities and charges.

Buyer discussionEvidence to retain
Specification to confirmUnknown fees are flagged for confirmation rather than omitted to make the listing look cheaper.
Output to inspectThree listings have three dated approvals and a route for marking let/unavailable; the writer does not guarantee ongoing stock.
Failure that can defeat acceptanceEnquirers dispute total charges

Ask the buyer to describe one acceptable and one unacceptable result. Record the decision maker, price basis, quantity, handover point and payment date privately. A sample request, an encouraging conversation and an accepted order are different evidence. Keep the first commitment within your demonstrated capacity; no customer interview or successful trial is asserted here.

What a failed test should change

Compare listing fields with signed fee sheet.. If the offer cannot meet that check, revise the specification or process before promising a repeat. Keep rejected offers and reasons in the same register as positive replies so that your record does not exaggerate demand.
